Nidhi Land is hiring a Lead Quantity Surveyor to own estimation, cost control, and contractor commercial management across its building construction projects in Mangaluru.
Responsibilities
- Prepare detailed quantity take-offs from architectural, structural, MEP, and related construction drawings
- Prepare project BOQs, cost estimates, rate analyses, and detailed cost break-ups
- Review drawings, specifications, and tender documents to identify scope, quantity, and commercial requirements
- Check quantities prepared by project teams, consultants, contractors, and subcontractors
- Maintain updated quantity records based on approved drawings and site changes
- Monitor actual project expenditure against approved budgets
- Prepare periodic cost reports, cost-to-complete projections, and budget variance statements
- Identify potential cost overruns early and recommend corrective actions
- Track committed costs, certified costs, pending liabilities, and anticipated project expenses
- Support management with reliable commercial information for project-related decisions
- Verify subcontractor RA bills based on approved quantities, rates, measurements, and work completed at site
- Conduct joint measurements with site teams and contractors wherever required
- Verify reconciliation statements, deductions, recoveries, retention, advances, and statutory requirements
- Prepare bill certification recommendations with complete supporting documentation
- Maintain contractor-wise billing, payment, and work-order records
- Verify final bills and assist in the commercial closure of contractor packages
Requirements
- Minimum 8 years of relevant experience in quantity surveying for building construction projects
- At least 2 years of experience leading or independently managing the QS and commercial functions of a project or organisation
- Experience in residential apartments, multi-storey buildings, or high-rise construction strongly preferred
- Experience with real estate developers, main contractors, or reputed project management organisations preferred
- Hands-on experience in contractor billing, cost reporting, tendering, and material reconciliation
- Strong knowledge of residential and high-rise building construction
- Good understanding of architectural, structural, and MEP drawings
- Strong knowledge of construction measurement, BOQ preparation, rate analysis, billing, and cost control
Qualifications
- Bachelor's degree or Diploma in Civil Engineering
- Additional qualification or certification in Quantity Surveying, Construction Management, or Cost Management is an advantage
